Pre-purchase inspected home by CW Inspections

Pre-Purchase Inspections

The most common type of inspection. It is used to help identify major defects and other problems. Used so the buyer can make an informed decision about the building’s condition and expense of related repairs.

Home with a for sale sign, ready for listing after a seller’s inspection

Listing/Seller’s Inspection

This inspection is used to identify the problems with your home. You may share this report with a potential buyer, or use the report to make any necessary repairs to your home. It is beneficial to both the buyer and seller to know the house is in good order. This can encourage a quick sale.

Well-maintained home after a maintenance check

Maintenance Inspections

This inspection is recommended every 3-5 years. It is a health check-up for your home, and is meant to clear up any concerns you have towards the state of your home. It is the same as a pre-listing inspection, except that you have no intention in selling your home.

Thermal imaging camera showing heat loss on a house

Thermal Imaging Inspections

Thermography inspections measure surface temperatures using a thermal imaging camera. These tools see light that is in the heat spectrum. Images on the video or film record the temperature variations of the building’s skin, ranging from white for warm regions to black for cooler areas. This will show any hidden anomalies or missing insulation in requested areas.

Commercial building inspected by CW Inspections

Commercial Inspections

A commercial building inspection evaluates a property dedicated for commercial use — one that drives profit (or intends to) from its operations or rental fees. A commercial property inspection aims to determine if the property has any structural or otherwise issues. They are most common during the process of buying or selling a commercial building.

Wood stove in a cabin living room

WETT Inspections

This type of inspection is for wood and pellet burning appliances and may be required as part of a real estate purchase, as requested by your insurer, as required by the Authority Having Jurisdiction or as part of a Fire Code requirement. It also provides peace of mind to you prior to use.

Inspector checking skylights in a new home

Warranty Inspection

This is an inspection of the new home before the builder’s warranty expires. It is used to discover any defects that will require warranty work before it is too late. Potentially a huge money and headache saver.

Asphalt shingle roof with a skylight

Roofing Inspections

The information in the roof inspection report includes the existing condition(s) of the roof and components, estimated remaining life of the existing roof(s) and information for corrective action (on-going maintenance, repairs and replacement estimates).

Basement foundation walls and floor

Foundation Inspection

A foundation inspection includes your home’s interior and exterior. We will look at the outside walls, ground, siding, and stairs. Inside, you’ll look again at the walls, windows, doors, and floors throughout the home.
